The Bryant Law Firm. PLLC specializes in real estate document preparation. Specifically, various title companies throughout Pennsylvania trust this Firm to handle deed preparation matters for their clients (e.g., adding/removing a spouse or family member from a deed, transferring to/from a business, or putting the title into a trust). The Firm also handles other real estate legal matters, such as drafting wills and trusts, and engages in contract review. Rest assured, The Bryant Law firm will professionally handle all your real estate document preparation needs.

The fee for preparing a will/trust depends on the complexity of and amount of assets being described therein. The price also depends on the number of beneficiaries, trustees, etc.

Deed Preparation Service

We handle title transfers from start to finish for a one-time, flat fee, depending on the county where the property is located.

The fee schedule is as follows.

  • Philadelphia County: $750.00

  • Allegheny, Cambrie, Delaware & Westmoreland Counties: $700.00

  • All Other Counties: $675.00

This price includes the attorney fee, notary fee, supplies, travel fee, postage, and the applicable recording fee. Specifically, the flat fee includes the Firm drafting the new deed pursuant to state and local law, traveling to meet the Grantor (person who currently owns the property) so that he/she can sign the deed (if within 25 miles of 19490 zip code), notarizing the deed after the Grantor signs, mailing the deed in for recording, preparing the Statement of Value transfer tax documents, filing the executed deed, and mailing the Grantee the newly filed deed once recorded.

 

If the deed transfer falls into an enumerated exclusion (e.g., transfer to lineal descendant, between husband and wife, certain trust accounts, etc.), you will not be required to pay transfer tax. If your deed transfer does not fall into an exclusion, you must provide two additional checks for the real estate transfer tax (typically 2% of the assessed value of the property, depending on the county).
